Paul McAlister Architects are inviting views on the Education Authority’s proposal to extend Rossmar Primary School. This is part of the pre-application community consultation process, and the feedback received will be taken into account in the preparation of a planning application, which will be submitted to Causeway Coast and Glens Borough Council.

The Site

The site is located at Rossmar School, 2 Ballyquin Road, Limavady, at the junction of Ballyquin Road and Greystone Road. It comprises part of the existing Rossmar School campus and associated lands, with the application site extending to approximately 0.83 hectares.

The western and southern parts of the site are characterised by mature trees and open space, and the site is generally flat. The boundaries are defined by a 2.4 metre high fence.

The surrounding area contains a mix of education, community and residential uses. Residential development lies to the north and south of the wider school site, including apartments and terraced dwellings.

The site is located within the settlement limit of Limavady. The western portion of the site falls within the Greystone Local Landscape Policy Area designation LYL 08. There are no watercourses in the vicinity of the site, and historical flood mapping indicates that the site is not within an area of historical flooding.

The Proposal

It is proposed to provide a permanant five-classroom extension to Rossmar School building at 2 Ballyquin Road, Limavady. The development will provide additional teaching and support accommodation within the existing school campus. Tempoary modular classrooms will also be removed as part of the works and the on site park facilites enlarged.

The proposed extension is single-storey and will be integrated with the existing school layout. The proposal will support the continued use of the site for educational purposes and will improve the accommodation available for pupils and staff. The design, scale and materials are intended to reflect the recently constructed school building and integrate appropriately with the wider site.

Existing access arrangements will remain largely unchanged, Landscaping and tree planting are also proposed to help mitigate the impact of the development and maintain the landscape quality of the Greystone Local Landscape Policy Area.

The proposal represents a further investment in specialist educational provision at Rossmar School and will help provide modern, accessible and fit-for-purpose facilities for pupils, staff and visitors.

Comments should not be made to Causeway Coast and Glenns Borough Council. (“the Council”). Any comments made to the prospective applicant are not representations to the Council. When a planning application is subsequently submitted to the Council, normal neighbourhood notification and publicity will be undertaken at that time and there will be an opportunity to make formal representations regarding the proposal to the Council at that time.

Comments received will be summarised in a report which will be submitted with the planning application to the Council.  Personal details will not be shared with any third party and we will not contact you in relation to any other project or for marketing purposes.  The information you give will be stored securely until the determination of the planning application.  Following determination, the information will be destroyed.
